For Kay Layne, the story didn’t begin with venue ownership.
It began as a vendor.
Through Leatherandvodka, the business she built years before purchasing the property, Kay spent more than a decade setting up at Zapp Hall. Season after season, she experienced the venue the same way countless dealers did, setting up in the elements, welcoming shoppers, and becoming part of the community that gathered there twice each year.
Over a decade, friendships form, businesses grow, and traditions continued to take root next to the historic dance hall.
When she and her husband, Taylor Parcus, had the opportunity to purchase Zapp Hall, they weren’t simply investing in a property.
They were stepping into a story they had already been part of for years.
“The greatest responsibility is remembering that we’re not just owners of a property,” Kay says. “We’re caretakers of a legacy.”
That perspective has guided every decision they’ve made.
Their vision for Zapp Hall isn’t centered on reinvention. Instead, it’s built around preservation, protecting what people love while ensuring the property remains strong enough to serve future generations.
What inspired them most wasn’t the opportunity to change Zapp Hall.
It was the history itself.
“Zapp Hall has always had an incredible spirit, community, and sense of place,” Kay says. “Our vision has never been about changing that. It’s about enhancing it.”
One of the most visible changes is the addition of permanent buildings throughout the property.
The idea emerged from years spent listening to vendors and understanding the realities of operating an outdoor venue. Permanent structures provide better protection from the elements, stronger infrastructure, and a more dependable experience for both dealers and shoppers.
But preserving the character of Zapp Hall remained essential.
“The charm is in its authenticity,” Kay says.
Rather than feeling polished or commercial, the new buildings were designed to reflect the property’s agricultural roots and historic character. The goal was simple: create spaces that feel like they’ve always belonged.
For vendors, the expansion offers improved facilities and new opportunities. For shoppers, it creates a more comfortable experience while maintaining the atmosphere they’ve come to love.
Perhaps most importantly, the permanent structures allow Zapp Hall to think beyond the traditional show calendar.
The spaces create opportunities for year-round events, expanded vendor experiences, and businesses seeking a more permanent home in Round Top.
Yet even as the venue evolves, Kay and Taylor remain focused on protecting the qualities that made it special in the first place.
As Round Top continues to grow, they believe preservation and progress don’t have to be opposing ideas.
“Round Top’s appeal has always been its character, history, and sense of community,” Kay says. “Progress doesn’t have to mean losing those things.”
Nowhere is that philosophy more visible than on the grounds themselves.
Visitors will find the historic dance hall standing alongside the new permanent buildings, a reminder that honoring the past and investing in the future can exist side by side.
For longtime Zapp Hall shoppers, Kay hopes the feeling remains familiar.
The same spirit.

The same sense of community that has welcomed people back year after year.
While the property may continue to evolve, the heart of Zapp Hall remains unchanged. And in a town experiencing remarkable growth, places like Zapp Hall play an increasingly important role.
