Sitting on over fifty acres along Highway 237, Blue Hills is one of the largest venues at Round Top and a magnet for serious shoppers. With 150,000 square feet of shopping space, over 100 curated vendors, and a mix that ranges from fine European antiques to American primitive pieces to original art and vintage fashion, this is the kind of place where you show up with a plan and leave with a truck full of things you didn't know you needed.

A Family Dream, Built from the Ground Up


Blue Hills is a family affair. Siblings Corey, Stephanie, and Caroline purchased the venue in the fall of 2018, fulfilling a long-time dream for the Layne family. Native Houstonians and sixth-generation Texans, they grew up spending time in the Round Top area. Their family would head out for holidays like Thanksgiving, and the antiques shows became part of the tradition. Blue Hills wasn't just a business opportunity. It was their favorite venue.


Stephanie brings an interior design and antiques background to the operation. Corey handles more of the day-to-day. Their father, Paul, a Houston real estate developer, provided the backing and vision for what Blue Hills could become. When they took over, the Blue Hills had no website and no social media presence and now their online following is 84K and counting!


Since the Laynes took the reins, Blue Hills has transformed. What started as a 25-acre property with 80,000 square feet of shopping and around 50 vendors has grown into a 52-acre complex with 150,000 square feet of shopping space and over 100 curated dealers. They've added more than 40,000 square feet of additional space, built seven new barns, expanded parking, and added covered lounge areas for shoppers who need a break. Attendance has increased by 39 percent since the takeover, and the venue keeps growing without losing the rustic character that made it special in the first place.


And the Laynes didn't stop at Blue Hills. In 2022, they acquired The Original Round Top Antiques Fair, including the iconic Big Red Barn and Continental Tent. That makes them the family behind two huge venues alongside Highway 237. It's the kind of investment in Round Top's future that tells you these aren't people passing through. They're building something special.

What You'll Find Inside

The venue is organized across multiple barns, each with its own character. You'll find continental European antiques alongside Texas and local vendors. Fine furniture, antique rugs, vintage lighting, original art, maps, botanical prints, Italian Murano glass, linens, clothing, jewelry, and decorative pieces at price points that span from serious investment to impulse buy. The picturesque pole barns give the whole experience a distinctly Texas feel. Wide aisles, good natural lighting, and a layout that rewards wandering without overwhelming you. Some of the most respected dealers in the antiques world set up at Blue Hills, and the caliber of what's on display reflects that. This is where designers come to source statement pieces for client projects, and it's also where a first-timer can stumble on something they'll treasure forever.


And it isn't just antiques. Blue Hills has become a full-experience venue. The Blue Hills Bar serves beer, wine, and cocktails from multiple locations across the property, including the patio by the showrooms, the Party Barn, and the Maison 30A lounge. Maple & Honey Coffee Co. operates out of a pink trailer by the Party Barn, serving specialty coffee and baked goods. There's a barbecue kitchen on-site during shows, plus rotating food trucks. Dapper Bear Seafood Company, known for their crab cakes and lobster rolls, has been a crowd favorite.


Blue Hills also hosts Sip & Shop events during show season, where you can browse the barns with a glass of wine in hand. It's one of those details that turns a shopping trip into an afternoon you don't want to end.

The Experience

One of the things that sets Blue Hills apart is timing. The venue typically opens several days before some of the bigger names like Marburger and Big Red Barn, which means you can start your Round Top trip here while the energy is building and the crowds are still manageable. For shoppers who want first pick of fresh inventory without the crush of peak-week traffic, that early opening window is a real advantage.


The logistics are solid across the board. Staffed bathrooms — which is a bigger deal than it sounds after a full day in the Texas heat — easy access directly off Highway 237, free parking with plenty of space, and on-site shipping services for anything that won't fit in your car. Porters and shippers mean you don't have to talk yourself out of the dining table you love just because it doesn't fit in the ride home.
